According to District of Columbia law, construction hours are limited to 7am – 7pm, Monday thru Saturday.
HOW WILL PEDESTRIANS AND CARS MOVE AROUND THE SITE?
Fencing will surround the construction site, and construction crews will direct trucks to and from the site when necessary. We do not anticipate that any of the streets that bound the site will be closed entirely during construction.
HOW WILL YOU MINIMIZE DIRT AND DEBRIS FROM THE SURROUNDING NEIGHBORHOOD?
Vehicles entering and exiting the site will be cleaned as necessary. In addition, there will be dumpsters on site to contain trash.
WHAT ARE THE ZONING ISSUES THE PROJECT FACES, AND WHAT IS THE PROCESS THAT THE DEVELOPMENT TEAM WILL ADHERE TO?
Fort Totten Square conforms with the current zoning of the site. As such, it is considered “by right.” The development team will comply with standard District requirements before pulling all necessary permits.
HOW MANY UNITS WILL BE IN FORT TOTTEN SQUARE
The development will include approximately 350 rental units.
WILL THERE BE A GROCERY STORE AT THE DEVELOPMENT?
Fort Totten Square will have an urban-format Walmart that will contain a full-service grocery store, pharmacy, and general merchandise.
WILL THERE BE ROOM FOR OTHER RETAIL AT FORT TOTTEN SQUARE?
In addition to the urban-format Walmart, substantial neighborhood-serving retail is planned for Fort Totten Square.
WHAT TYPES OF RETAIL SERVICES WILL BE PROVIDED AT FORT TOTTEN SQUARE?
While it is too soon to specifically identify what tenants will occupy Fort Totten Square, the development team plans to speak with a variety of retailers.

All retail and residential parking and loading will occur internally. Retail trucks will access the site off of Riggs Road and perform all necessary truck turns entirely within the development.
WHAT WILL RENTAL RATES BE AT FORT TOTTEN SQUARE?
The development team will price the market rate rental units to be competitive with other projects delivering in this submarket at the time of delivery.
